A reverse mortgage is a specialized home loan that lets homeowners age 62 or older convert a portion of their home equity into cash, without required monthly mortgage payments. Repayment is generally deferred until the borrower no longer occupies the home, sells, or passes away. FHA-insured reverse mortgages provide additional consumer protections through HUD.
Borrowers must be at least 62, occupy the property as their primary residence, own the home outright or carry a low enough balance to pay off with proceeds, and complete counseling with a HUD-approved agency before obtaining the loan.
Yes. When the home is sold or no longer the primary residence, the loan balance becomes due, and any remaining equity belongs to the borrower or their heirs. FHA-insured reverse mortgages are non-recourse, so heirs never owe more than the home's value.
Borrowers can choose from several options, including a tenure plan (equal monthly payments), a term plan (payments for a set period), a line of credit, or modified combinations of monthly payments and a line of credit.
